The Typical Design Process

Initial consultations are always FREE...

• Step #1

Bring all the ideas and any information that you have gathered to our office, or send it via email, fax or even snail mail. We will digest and discuss the information that you have furnished us. Find out what your likes and dislikes are and give you our ideas and advice on what you should do to obtain the desired floor plan and elevations. In office consultation usually takes app. 2 hours.

• Step #2

We will then draft a preliminary plan from your data and our discussions. This plan will include the basic floor plan with room dimensions as well as the basic elevations. Electrical, foundation and roof plans, as well as all the required details are usually not present on the plan at this time, due to changes that may occur on the floor plan.

• Step #3

We will discuss your preliminary plans with you, and make any redline changes as may be required. If you are a remote client, we can send your plans to you electronically. You can then use a viewing software, that we will supply you to redline any changes and email the drawings back to us.

Using our 3-D virtual reality software we can model and show you exactly what your structure will look like, inside and out. Our computers can produce a picture that you will think is from a real structure. Right down to the black granite counter tops in the kitchen and the Mona Lisa hanging on the living room wall. We can even show you what view you will see from inside your structure looking out of a particular window or door. Have you ever wanted to know what your structure will look like a night? We can show you that, also. (see the Renderings below)

• Step #4

A final plan will be drafted based on the redline changes and our discussions. All foundation, electrical, floor systems, roof systems and any other required details will be added to your plan and it will be ready to go to your local permitting agency. (see note below)

• Step #5

While your plans are going through the permitting process, we will electronically  panelize the plans for fabrication. We will develop each individual panel and specify the location and configuration of each metal wall stud. Upon completion of the panelization, your plan is then sent electronically to the our manufacturing facility and then fabricated. 

The fabrication of the SIP's usually takes four to six weeks depending upon the factory work load.

Note: Some building departments may require you to have the building plans reviewed, and signed and sealed by a licensed Structural Engineer. We have Engineers that we work with on a regular basis, or we will help you find one in your area if required.

Once the final plan has been drafted, any changes to that plan will be billed at our regular hourly rate.
